Following feedback received from the community regarding former landscape modifications to the west entrance, the Board of Directors committed to explore both fountain and non-fountain options for this entrance. A landscape architect was employed to specifically design a landscaping option, and fountain option for the space. The association is reaching out for your input and guidance for the area.

  • The leave-it-alone option has no future cost
  • The landscaping option is estimated at a cost of $12,000
  • The fountain option is estimated at a cost of $70,000
    *Funding is currently available for each of these options

Fountain recurring costs.  Recurring costs of the fountain are estimated at a total annual cost of: ~$8,200/yr, with the following components:

  • Water: 100/mo  — Not clear at this stage whether potable, well (de-ironed) or reclaimed.  Estimated for potable (high
    • Backflow prevention testing: 100/yr  — only if potable water
  • Monthly Maintenance Service (treatment/cleaning): 100/mo
  • Electricity: 150/mo -> total of 3hp of pumps budgeted
  • Insurance: 100/yr -> 2% increase on insurable value
  • Service: 500/yr   (examples: pump replacement/deep cleaning)
  • New Reserves Component: $3,300/yr   (50k fountain  -> 15 yr useful life -> $3,300 / yr)   (20k of the initial cost is estimated for site dev, and are not recurring costs.)
