The Declaration of Covenants (CC&Rs) and Use Restrictions (Rules), along with their subsequent amendments and revisions, lay out the guidelines and restrictions for The Sanctuary. The CC&Rs and Rules are recorded in the county records and are legally binding. When you purchase a home in The Sanctuary, you automatically become a member of the HOA, and agree the CC&Rs and Rules, which govern what you can, cannot, or must do with respect to your home.
The bylaws govern how the HOA operates and contain the information needed to run the HOA as a business. For example, the bylaws cover matters such as:
- how often the HOA holds meetings
- how the meetings are conducted
- how many people are on the board
The Sanctuary Community Standards, Play Equipment Guidelines, and Fencing – Intent to Enforce provide more specific guidelines related to standards/expectations as far as upkeep of your home. In 2023, Leasing administration was more formally outlined through a Use Restrictions update. Clear Leasing Instructions were crafted for Owners to meet the requirements of the restrictions.
